F-6 Visa Loan in Korea: Income, Residence and Jeonse Checks

The short answer

F-6 residence status does not automatically establish loan eligibility or allow a spouse's income to be counted. Identify the borrower, recognised income and the exact product; for jeonse, check the tenant and guarantee conditions as well.

An F-6 visa explains a residence category. A lender still assesses the requested product, income, existing commitments and credit information. Do not treat comparisons between visa categories as a ranking of individual approval chances.

Ask which residence and identity documents are required for your case. Provide family or marriage documents only where the bank requests them for a stated purpose. This site does not collect those documents.

Whose income is being assessed?

Establish who will be the borrower and whether the product permits any household or spouse-related assessment. Your spouse's income is not automatically your documented income, and a family relationship does not automatically create a permitted joint-borrower arrangement.

If you do not have current employment income, ask what evidence the product accepts rather than assuming a family visa replaces an income requirement. Do not apply using another person's name or credentials.

Jeonse adds tenant and property questions

Check the name on the rental contract, the requested borrower and the bank's guarantee or insurance route. Where the names or roles differ, obtain an explanation from the bank before assuming the arrangement is acceptable.

Prepare the relevant lease and deposit evidence along with residence and income records. Ask which documents are needed before assessment and which are needed at disbursement or move-in.

Make a refusal useful for the next step

Ask whether the problem is the product category, income recognition, credit assessment or lease. A bank may not disclose its full scoring model, but it may be able to identify a missing document or an unsupported channel.
