The short answer

Jeonse borrowing has three separate checks: the borrower, the rental property and the bank's guarantee or insurance route. Confirm all three before relying on a loan to pay a deposit. A loan guarantee and protection against a landlord not returning your deposit are not the same product.

Check the financing route before committing to a lease

Ask the bank whether it currently handles a jeonse product for your residence category and whether the specific property can enter that route. Do not assume that a bank's general jeonse page accepts foreign nationals, or that every guarantee provider uses the same nationality conditions.

Take the proposed address, deposit, tenancy dates and available residence information for a preliminary discussion. A preliminary discussion is not approval. Separate a lending guarantee from deposit-return protection

A lending guarantee supports the financing arrangement. Deposit-return protection addresses a different risk: the landlord failing to return the deposit. The provider, eligibility, fees, deadlines and claim conditions can differ even when both are described casually as a jeonse guarantee.

Ask for the exact product name and provider. Check who is protected, what event is covered and which obligations remain yours. Do not infer coverage from a bank logo or from a landlord saying that insurance is available.

Make the lease and identity documents agree

Prepare the signed lease when available, proof of the contract deposit and the residence and income documents requested by the lender. Compare the property address, landlord identity, tenant name, payment dates and contract period. Ask what additional property or registration documents are needed.

The bank may require evidence at different stages. Ask which items are needed before assessment and which must be completed around move-in or disbursement. Fixed-date and residence-registration requirements should be checked for the exact route, not copied from another borrower's experience.

Compare cost, timing and the plan at maturity

Check the offered loan amount against the cash you still need, including any fees and moving costs. A stated maximum limit does not mean the full deposit will be financed. Confirm when funds can be released and whether this matches the lease payment deadline.

Discuss what happens at renewal, early departure or maturity, including the situation where a landlord returns the deposit late. Keep the bank's official instructions and the guarantee terms. This guide cannot determine whether an individual lease or property is safe.
