F-4 Overseas Korean Loan in Korea

F-4 overseas Koreans should distinguish a credit loan from a jeonse loan. A domestic residence report card can support identity and residence checks, but recognised Korean income, existing debt and the bank's product definition still matter.

What makes an F-4 application different?
Use the identity document appropriate to your status and make sure the bank can reconcile it with the name used on your passport, account and income documents. A domestic residence report card and a general foreign residence card should not be treated as interchangeable labels when a form asks for a particular document.
Read whether the product refers to overseas Koreans, foreign nationals or specific residence categories. Those descriptions can lead to different requirements. Ask the bank to identify the clause relevant to your status rather than relying on a general statement that F-4 borrowers are accepted.
Which income will the lender recognise?
For salaried work, bring employment evidence and salary deposits that cover the period the lender requests. For business income, ask which tax and business records are acceptable. Money arriving in an account is not necessarily classified as continuing income.
If part of your income is earned overseas, ask whether the bank can recognise it and what translation or supporting documents are necessary. Do not order paid translations before the bank confirms the required form, language and validity period.
How does the jeonse route differ?
A jeonse assessment adds the lease, property and guarantee or insurance requirements. Ask whether an official product for overseas Koreans is currently sold through your chosen branch and which guarantee route it uses. A credit-loan answer does not settle a rental-deposit application.
Check the lease period against your residence documents and the proposed loan term. The lender may request additional evidence of continued residence. Keep the property review separate from your personal eligibility: a borrower can meet one set of conditions while the property fails another.
What can be clarified after a refusal?
Identify whether the issue is missing identity evidence, unrecognised income, remaining stay, credit review or the contract. Ask which facts can be corrected and which are fixed product requirements. Adding unrelated documents is unlikely to address an ineligible product.
Prepare a short question list for the next bank visit and retain the official product name and date. A different lender may have different criteria, but this does not mean that an alternative application will succeed.
